Will my employees or customers find out?

Not from us. Nothing is publicly listed, there is no sign in the window, and we do not circulate opportunities through a broker network. Conversations stay between you and the principals until you decide otherwise — and staff are usually told only once terms are agreed and you are ready.

Do I need a broker to talk to you?

No. You can come to us directly and no listing agreement is required. If you are already represented, we work with your broker — that relationship is yours to keep.

What do you need before you can give me a number?

Enough to underwrite it honestly: recent P&Ls, a rent roll or lease, and a sense of the operation. We ask for a focused package rather than an open-ended document request, and we come back with indicative terms rather than questions.

How long does this take?

That depends on the asset, the diligence, licensing, and financing — so anyone quoting you a fixed number up front is guessing. What we will commit to is a fast first answer on whether it fits, and a written LOI that sets price and structure before diligence starts.

What happens to my staff?

The group buys operating businesses to run them, not to strip them. Stores need managers, butchers, and clerks the day after close as much as the day before. Specific retention is a term of the deal and something to raise early if it matters to you.

I own the building but not the business — or the reverse.

Accepted Answer

Either works. We buy operating businesses only, real estate only, or both together, and we can take leasehold or fee simple. Tell us which half you are selling.

Do you buy outside California?

Yes. The operating platform is Californian; the acquisition mandate is nationwide, and RAD's transaction coverage is national across retail, industrial, hospitality, multifamily, and mixed-use.

Are you actually funded, or shopping the deal around?

Accepted Answer

Capital access runs through RAD Capital Group — institutional lenders, private capital, and structured finance. RAD is a capital advisory firm, not a licensed lender, so financing remains subject to approval and documentation like any transaction.
