What Happens After Close

A buyer that keeps
the doors open.

The group buys operating businesses to run them. Staff, suppliers, and customers carry on — supported by purchasing and logistics that already exist.

Flexible Transaction Structures

We structure around
your exit, not ours.

Business only, property only, or both. One location or the whole portfolio. Leasehold or fee simple. Inventory, licenses, and FF&E handled inside the deal.

  • Operating business, real estate, or a combined business-and-property transaction
  • Individual locations, multi-location portfolios, leaseholds, and fee-simple ownership
  • Furniture, fixtures, equipment, inventory, liquor licenses, and other transferable operating assets
  • Vacant or soon-to-be-vacant big-box retail and select tenant-transition opportunities
  • Confidential off-market transactions and direct seller discussions
  • Broker-led processes, with your representation intact

Seller-Friendly Execution

Four steps from
conversation to closing.

No public listing. No sign in the window. Nothing your staff, your suppliers, or your competitors will hear about from us.

  1. 01

    Confidential Review

You share the opportunity. We review under confidentiality and respond with a clear read — no broad marketing, no leaks to your staff or customers.

  2. 02

    Financial Package

We request a focused set of financials and operating detail, then return indicative terms rather than an open-ended fishing expedition.

  3. 03

    LOI & Diligence

A written letter of intent sets price and structure up front. Diligence is coordinated by RAD with a defined scope and timeline.

  4. 04

    Escrow & Closing

Escrow support, financing coordination, licensing, and closing execution managed through to transfer of possession.

All opportunities remain subject to review, due diligence, definitive agreements, financing, and applicable approvals.

Weighing Your Options

We are not the right buyer
for every seller.

Three routes to an exit, with the trade-off stated honestly for each — including ours. If maximum headline price matters more than discretion and certainty, a marketed process may serve you better, and we will say so.

A marketed listing

Broad exposure and competitive tension on price.

The trade-off · Your business is publicly for sale. Staff, suppliers, and competitors can all find out while you are still deciding.

A financial buyer

Capital, and often a strong headline number.

The trade-off · The buyer usually has to learn grocery after closing, and the operating plan tends to arrive with them.

Alex Group

An operator that already runs 28 of these, with purchasing, distribution, and trucks your store can plug into.

The trade-off · One buyer, one price — no auction. Worth weighing if maximum headline price matters more than certainty and discretion.

Before You Reach Out

The questions
owners actually ask.

Straight answers, including where the honest answer is that it depends.

  • Not from us. Nothing is publicly listed, there is no sign in the window, and we do not circulate opportunities through a broker network. Conversations stay between you and the principals until you decide otherwise — and staff are usually told only once terms are agreed and you are ready.

  • No. You can come to us directly and no listing agreement is required. If you are already represented, we work with your broker — that relationship is yours to keep.

  • Enough to underwrite it honestly: recent P&Ls, a rent roll or lease, and a sense of the operation. We ask for a focused package rather than an open-ended document request, and we come back with indicative terms rather than questions.

  • That depends on the asset, the diligence, licensing, and financing — so anyone quoting you a fixed number up front is guessing. What we will commit to is a fast first answer on whether it fits, and a written LOI that sets price and structure before diligence starts.

  • The group buys operating businesses to run them, not to strip them. Stores need managers, butchers, and clerks the day after close as much as the day before. Specific retention is a term of the deal and something to raise early if it matters to you.

  • Either works. We buy operating businesses only, real estate only, or both together, and we can take leasehold or fee simple. Tell us which half you are selling.

  • Yes. The operating platform is Californian; the acquisition mandate is nationwide, and RAD's transaction coverage is national across retail, industrial, hospitality, multifamily, and mixed-use.

  • Capital access runs through RAD Capital Group — institutional lenders, private capital, and structured finance. RAD is a capital advisory firm, not a licensed lender, so financing remains subject to approval and documentation like any transaction.

Nothing here is an offer, and none of it is legal, tax, or financial advice. Take your own counsel before signing anything.
